My parents took an extensive trip through China. They said while traveling on trains or buses, the one thing that was noticed was every so many
miles was a factory and homes and a neighborhood area with stores. If new mid rise buildings can be completed in days with pre-fab tech, then manufacturing and offices can also be built with a mid-rise for housing, perhaps next to each other. You said expanding urban sprawl was not sustainable, but that's with todays planning. Maybe mini-cities are the answer. I live in a town with 5-6 thousand, 2 manufacturing companies,
stores, plenty of restaurants, and most all services, parks, theater. Not London, but it's good.
In USA, I've noticed some small urban condos and townhouse
neighborhoods that combine with restaurants and a grocery store. But the huge mistake these cool neighborhoods make is renting out the storefront shops to name brand clothing sellers. It would make more sense to have a doctors office, a dentist, a pharmacy, car repair close by.
Perhaps even mini bus service to Walmart or like shopping.
There is definitely a trend shared in common among most Western nations. That being property prices have become ruinously expensive and it is the older generations who are hogging it all after buying it all up for a mere fraction of what it all costs today years ago.

The better solution: decrease the demand. As in decrease the human population.
Either that doesn't occur to anyone or no one wants to discuss that option. No matter how many problems it causes, everyone believes it's their god-given right to produce as many children as they want, even if it's more than they – or the world – can support.
Change the zoning laws. Its department level, not congress level.
In regards to your comments about costs of building higher, in this video, you claim that costs increase as you build higher, but in your video "Why build higher?" you claim that costs decrease as you build higher because fixed costs are able to be allocated to more square footage and also because design and material costs don't really increase until after you build 40 stories. So which is it?
It's a fantastic video with interesting and inspiring engineering ideas but I does not adress the core of the housing crisis at all.
The housing crisis happened because of a moronic banking system that lets private banks control the supply of currency. This led to banks creating money and loaning money with the purpose of buying assets. This, in turn, led to skyrocketing prises of assets and a shift away from productive investment.
The extreme inflation of assets is built into a system that cannot create money without creating debt. And when people can't take on more debt the system comes crashing down only to repeat itself later.
Your solutions wouldn't change the way that private banks act and could merely delay the building and bursting of a assets bubble.
I love your videos but seriously this is not a solution what so ever.
1/3rd of the population is over 55 years old and many have a hard time maintaining an older home in a neighborhood designed to raise families.
Design/Build net-zero retirement communities in rural towns. Reduce the cost to those on fixed incomes by creating stock portfolios in companies involved in manufacturing the components of the sustainable communities.
Let the nexgen upgrade the older homes in existing school districts while investing in the stock market while at the working age. Every generation will improve as the newer technologies come along mass purchasing by the new communities will ease the profit margins and risks.
Call them "Renewable Resource Retirement Communities" or Triple R Stock Options.
Hi RealEngineering, I'm sorry but the housing crisis isn't a cost effectiveness issue of building, it's a long standing choice to prioritize urban rent generation instead of trying to meet housing demand. You make some interesting points about building design though.
Easy peasey, limit the number of houses anyone can own. And make it illegal for corporations to buy houses. Houses are inexpensive to make and there's tons of land. But profit hunters buy houses to rent out and drive up prices.
Oh guys, don't be shocked, but here in Brazil, a 20 levels apartment building takes almost 3,5 years to built.
Build houses using government workers, Make a building department, Have people pay for the building materials with smaller mortgages. Houses cost too much because of cost of labour so only government can bring that down by paying builders as full time employees to build houses for tax payers. The building trade is not stream lined for fast building, you could even start 3D printing houses if we were organised. Right now builders are private so progress is slow with all the different housing plans. Houses should be big with 6 bedrooms in size, Just put a house on 1 floor and make 4 storey buildings, Have basement parking and bins. This will never happen because governments will sell out our futures to real estate corporations that will put people in the smallest spaces legally possible, like multi family buildings now advertised in The USA with shared kitchens, or even in cage beds like in Hong Kong, could have 6 people in one bedroom in bed boxes. Governments will also import refugees to cause housing shortages like the do already to increase rental prices. Increased demand with decreased supply. People in power rarely want to solve problems, they want to get rich. I think housing will be badly planned and Ireland will be turned in a ghetto because of bad leadership. Cheap small houses will lead to many social issues with repeat housing crisis issues, People will not own houses anymore because corporations will make buying a home unaffordable, people will be made rent and pay high rents for bad houses, Wealth taxes will ruin wealthy Irish people and stop us from inheriting wealth and in a few generations foreign corporations will own newly all our homes, farms and businesses, government assets will be private, and police services will be supported internationally via globalization and will be used to support corporate power, The Irish wealthy will be crushed and the Irish will be treated like fools who rent and work for corporations owned by rich German and American families , Irish people may stay have good lives thanks to technology improvements but housing spaces may be small and shared, owning will be very difficult as will having a family. Schools may become boarding schools with Fianna Fail saying what is family ?
Until I can rent any car of my choosing for free I will keep my parking spots. And we should just build buildings partially subterainian even if its just a parking structure bellow the ground. If we add mini malls and farms to buildings we can reduce the need to travel decongesting highways and reducing emissions. Example 1 delivery truck to the residence vs 100+ trips to the grocery store.
Invest in factories to bread gods. Have a monarch, a palace and a parliment for each local council with a large zombie breading farm. We need to speed up the chaos to force Europeans to look outside the box.
So you don't talk about the Suburbs and smaller cities, where all new housing is built for luxury and the cost is several hundred thousand more than the average middle class incomes can afford.
So more and more unskilled people with decreasing wages living in ever more expensive buildings. That sounds like a very sustainable recipe for the future…
